Data Appending: Get More Real Estate Leads

A great way to maximize the money you spend in direct mail is to use this powerful method known as data appending.

This is basically taking the customer data you have from your list and matching it against a database to obtain customer information like emails or phone numbers that you can use to get in contact with your leads

Data appending is something new we are using in our company and I want to share with you what I have learned and some resources you can use, if you want to use this marketing strategy.

This is very similar to do skip tracing on a lead.

In my company we are already sending direct mail every week, so I was looking for other ways to maximize the list that I already have and what other ways I can get in contact with my sellers

That’s how I discover data appending.

This is basically what telemarketing companies use. They got your name and address, and they match it to a database to get your phone number and email.

Then you can cold call the leads, sending him an email or do some type of online remarketing campaign

You sent a post card to one of your leads, then once they go online, they can see your company name in the websites they visited or their social media pages, and they also get an email from you or a text message.

Here you are maximizing your list, as you are in front of them all the time

If they really need to sell a property, they will call you.

It seems like a perfect marketing strategy, but there is always one caveat.

You need to make sure you are following the rules of the Federal Trade Commission or FTC

So here are a few things to keep in mind

1.Make sure the phone number is not registered in the “Do not call” list.

Some data providers will offer this option, when you buy the list, other providers dont. So  you need to us ea free service provided by the FTC.

You can check the FTC site at https://telemarketing.donotcall.gov/

2. When sending text messages use an opt out message, so they can be remove from your text is they choose to, something like “Text Stop to opt out”

Text messaging companies like callfire.com will provide that option for you 

3. If they request to be removed from the list  Please do so immediately

4. when sending emails, there is no such thing as a “Do not email list” so don’t worry about.

But it is recommended to offer an “unsubscribed” option in your email, so they can be removed or unsubscribed from your list if they want to.

If you follow this guidelines, you will not be getting in trouble, but make sure to do your own due diligence before starting this marketing strategy as this can changed over time.

How to append the data.

First you need to create a CSV file with the following headers or categories

  • First name
  • Last name
  • PropertyAddress
  • City
  • State
  • Zipcode

After you have this created, use a data appending company.

The best data appending companies are any of the credit bureaus. They are a huge database of information.

They have the best information you can get

Other companies that I have used are Accurate Append or Datazapp, but there are many other companies out there.

Once you get the data back, it is time to start getting more deals.
