When Negotiating with Sellers, your primary focus should be creating a win-win scenario for both parties
Follow these simple steps when talking to sellers
1.Be upfront/honest with Sellers
Don’t be afraid to let them know you are an investor or home buyer from the initial conversation. It is better to be honest and don’t let the seller think you are buying the house to move in.
2. Find their Motivation
To me more effective when talking to sellers, you need to determine their motivation to sell, and it comes down to find out if they need to sell vs they want to sell. This can be determined by asking a simple question ” Why are you selling the house?”
3.Build Rapport
You can build rapport by listening to what seller says and ask questions based on their answers. Then find something you can relate and start a normal conversation. This can be topics about Friends and Family, Occupation, and recreation/fun activities.
4. Negotiate the Deal
Onve rapport is build and you made a connection with seller is time to negotiate the deal. Walk around house, point out the areas that need work, then sit down if you can in the living room or dining room. Then ask the following question. “Based on the current condition of the property and the amount of work needed What are you thinking in getting for the house?”
Let them tell you their price, keep in mind the first one who name a prices looses. Then you can start finding a common ground to see what it will take to close the transaction.
